  • Cruise Ship Survey

    Client: Ports Authority NSW State: NSW AEC, on behalf of the Port Authority of New South Wales and the Treasury New South Wales, undertook intercept surveys with cruise ship passengers at the White Bay Terminals and Overseas Passenger Terminal in NSW. The purpose the study was to assist in defining future considerations in port development opportunities by exploring passenger and crew perceptions and attitudes across key travel factors, defining drivers and key considerations of travelling via Sydney, ascertaining passenger satisfaction and evaluating expenditure to identify drivers influencing spend. A complex sampling framework was designed to accurately represent the target population using seven key characteristics. A total of 3,534 surveys were obtained over a period of 4 months achieving a statistically valid sample at a confidence interval of interval of ±1.65 at a 95% confidence level.

  • National Superyacht Industry Development Strategy

    Client: Superyacht Australia State: QLD In 2016, AEC quantified the significant economic contribution of the Superyacht sector to the Queensland and Australian economies. This ground breaking report led to the development of the Queensland Superyacht Industry Development Strategy 2018-2023, which was launched recently by Minister for State Development, Manufacturing, Infrastructure and Planning (The Honourable Cameron Dick) at the Australian Superyacht & Marine Export Conference at the Gold Coast. Implementation of the Queensland Superyacht Strategy will be led by the Member for Cairns, Michael Healy. AEC is currently working with Superyacht Australia on the development of a national superyacht industry development strategy, following detailed industry engagements throughout core superyacht activity areas around Australia. The priorities outlined in the superyacht strategy include working with the Federal Government and industry to: Deliver clear policy settings Promote infrastructure to facilitate industry growth, Promote Queensland as a global superyacht destination Support and develop Queensland’s superyacht supply chain.   • Sydenham-Bankstown Rail Corridor Development

    Client: Transport for NSW State: NSW AEC was engaged by CM+ to prepare a Development Appraisal to identify the land use and development options and examine the development feasibility implications for residual lands at Campsie and Punchbowl. This appraisal is a part of broader investigations by Sydney Metro into the viability of RCD along the metro line. AEC also prepared an additional Development Appraisal to provide market advice on potential uses that will optimise the residual air space and carried out a financial appraisal of the preferred concept option(s). AEC worked with CM+, TfNSW and its other consultants to investigate suitable land uses for the RCD sites and evaluate concept development schemes.

  • Gordon Valuation

    Client: Ku-ring-gai Council State: NSW AEC was engaged by Ku-ring-gai Council to provide valuation advice for three sites located on Dumaresq Street in Gordon for the purposes of assessing an indicative market value of the Site as a consolidated development opportunity. The report considered background and context, market context and residual land value analysis.

  • Moorebank EIA

    Client: Coronation Property State: NSW AEC was engaged by Coronation Property to prepare an Economic Impact Assessment of the proposed planning control amendments and subsequent redevelopment of a site in Moorebank. The economic impacts that could result from the redevelopment of the Site were analysed in the context of the proposed development scheme. Input-Output modelling considered the economic activity supported through operations if the Site was redeveloped under the existing planning controls and if the Site was redeveloped in accordance with the proposed mixed-use development.

  • Land Use Advice for TfNSW Concurrence Guidelines

    Client: Mecone State: NSW AEC was engaged by Mecone to undertake an analysis and provide recommendations on the ‘cost implications’ of land development on the future acquisition cost of a site in the Western Sydney Corridor, for the Department of Transport for NSW (TfNSW). To understand the impact of development on the Market Value of a property (pre- and post-development), some notional development scenarios were tested using the Summation method of valuation. To illustrate the impact that similar properties in the market have on a specific site, sales evidence was analysed and reported. Recommendations were made based on the findings. The recommendations suggested TfNSW seek strategic valuation advice if acquisition is expected to be within 20 years of receipt of the DA. However, if acquisition is expected to be beyond 20 years from DA, the impact of the development itself will likely be minor, hence TfNSW may choose to dispense with valuation advice (noting that this does bear some risk as surrounding properties can impact the overall property value).

  • South Creek West Housing Market Assessment

    Client: Boyuan Holdings Limited State: NSW AEC was engaged by BHL to prepare a Housing Market Assessment to investigate the need for housing in the South Creek West Land Release Area and the role the Lands could play in accommodating that demand. Key tasks that were required to fulfill the brief included a literature review, socio-demographic profiling, market trends analysis, market appraisal, investigation of the nature of housing supply and development activity and assessment of the adequacy of the South West supply pipeline. AEC identified the scale of the Lands presents an opportunity to develop a diverse and comprehensive residential offer than appeals to a wide market base, not only assisting with mitigating market risk but accelerating the take-up of residential product. AEC’s next steps involved completion of a Capacity Review and Take-Up projections following development of the Masterplan.

  • St Leonards South Economic Impact Assessment

    Client: Greaton Development Pty Ltd State: NSW AEC was engaged to prepare an Economic Impact Assessment to analyse the likely economic impacts arising from redevelopment of the Site as envisaged in the Greaton Proposal. The Site was expected to generate ongoing economic/ operational activity through (1) economic activity generated by new residents working from home (dispersed jobs) and (2) economic activity in the LGA as a result of direct expenditure of residents in the new dwellings. The assessment of economic impacts was undertaken as a comparative assessment of the base case (no action) against the proposal case (planning control amendments). The proposal case was revealed to demonstrate higher levels of economic activity through the direct and flow-on impacts associated (per annum) with increased household expenditure.

  • Marrickville Creative Cooperative Economic Impact Assessment

    Client: City State Property State: NSW AEC was engaged to prepare an Economic Impact Assessment to examine the economic impacts likely to result from the proposed planning control amendments and subsequent redevelopment of the Site. The amended planning controls are aimed at facilitating future development of the Site into an industrial-led creative cooperative, comprising flexible industrial and warehouse space and a range of live-work dwellings. In order to support the planning proposal, AEC (1) carried out reviews and research to make the case for change, (2) defined the need for the proposal through identification of the need for a greater volume of floorspace catering for ‘creative industrial’ use and establishing the need for live-work opportunities for ‘creatives’ and (3) carried out an economic impact assessment of the proposed uses of the development. Once completed, the proposal was estimated to result in an additional contribution of the Inner West LGA economy of nearly $30 million in gross regional product and 200 full time equivalent jobs compared to the base case (do nothing scenario). Household expenditure impacts from new residents were also modelled.

  • Illegal Hunting Trends

    Client: NSW Department of Primary Industries State: NSW AEC recently undertook online survey with private landholders on behalf of the Game Licensing Unit (GLU). The Illegal Hunting Trends survey gathered primary data to assist GLU better understand the illegal hunting trends on private land. A quantitative online survey methodology was engaged, with a total sample of 661 landholders aged 18 years and over. The online survey was scripted and hosted by AEC and the weblink to the survey was promoted by DPI/GLU.

  • Melrose Park Masterplan

    Client: Payce State: NSW AEC was engaged by PAYCE to prepare and Economic Impact Assessment (Input-Output modelling) to analyse the economic impacts likely to result from the proposed planning controls amendments and subsequent redevelopment of a site located within Melrose Park Industrial Precinct. This report was originally commissioned in 2015, however, AEC have updated the economic impacts resulting from the updated masterplan as new parameters have come to light as the Materplan has progressed.

  • Orange City Council Future City Project

    Client: SJB Urban State: NSW AEC was part of a multi-disciplinary consultancy team led by SJB, engaged by Orange City Council, to prepare a Planning and Design Framework for the Orange City Centre in line with its designation as an Economic Activation Precinct. The overarching objective of the Competitive and Comparative Analysis was to assist Council understand Orange’s competitive offer as well as weaknesses that may be preventing Orange from achieving its full economic potential. To fulfil the requirements of the brief, AEC undertook a literature review, site visit to understand opportunities and constraints, socio-economic analysis of the region, market assessment of Orange as a commercial centre, comparative case study analysis and development of actions to assist Council.
